The Northeast Region is small in size, but rich in history and landscape.
Defined primarily by its historic mill villages, the Northeast Region's history of manufacturing makes it the most urban area outside of Providence. Challenges in the form of historic deindustrialization, aging housing stock, and zoning make development difficult. Due to the region's proximity to Providence and its central location between Boston and I-95, Central Falls and Pawtucket is the site of the state's newest transit hub, the newly completed Pawtucket Central Falls Transit Center. Developed as part of a larger transit-oriented development, called the Conant Thread District, the area will also offer commercial amenities and hundreds of units of needed housing.
Housing Needs of Northeast RI
The Northeast Region is one of the few regions that have a near-equal balance of owner-occupied and renter households. Despite this relative balance, the projected housing need from the 2016 Projecting Future Housing Needs Report is exclusively for more multifamily housing. Fifty percent of the renters in the region are considered cost burdened, or pay more than 30 percent of their income toward housing costs. Forty-five percent of the region’s households, or 34,595, fall below 80 percent of area median income. Similar to most of the other regions, the significant majority of household growth is projected to be households aged 65 and older.
